The Zoning Section reviews all occupancy and building permits, including building permits for signs, for compliance with Title 26 of the 1994 City of St. Louis Revised Code, otherwise known as the Zoning Code.  These permits are either approved as a use by right, require a Conditional Use hearing or they are denied and the Applicant can appeal such denial to the Board of Adjustment. 

In addition to this, we accept and process applications for Rezonings, Planned Unit Development Districts, Community Unit Plans, Home Occupancy Waivers, and Special Use Districts.  We are also involved in the review of Land Subdivisions/Consolidations and uses that require a Plat & Petition as part of their licensing procedure.  While applications for all uses that require a Plat & Petition as part of their licensing procedure do not start in the Zoning Section, they are all sent to the Zoning Section for the signature verification process.  The Zoning Section also processes written requests for Zoning Verification Letters and keeps on file, the adopted zoning District Map.  For specific information regarding any of the above items please contact a Zoning Specialist at 314-622-3666.
